The one house with a pool that we have in Clinton
Yes, and there's exactly one: Beachfront Access I Pool & Hot Tub I Sleeps 10, a single-family waterfront home in Clinton with three bedrooms, three bathrooms, and beds for ten. The rest of what we manage in Clinton runs to four bedrooms or two, so if "three bedrooms" is a hard requirement rather than a rough shape, this is the house, and the good news is that it's also the one with the pool.
Most people who type that search aren't counting doors. They're counting people, and working out whether a group of eight or nine can sleep without anyone on a sofa. That's the more interesting question, and it's where this small Clinton portfolio gets genuinely useful, because bedroom count and occupancy don't track each other the way you'd expect.
Three bedrooms, ten people, and a pool on Saratoga Passage
The thing that surprises people about this house is the arithmetic. Three bedrooms, but it sleeps ten across nearly three thousand square feet, with three bathrooms so the morning doesn't become a queue. There's a primary suite on the main floor, a second upstairs with a wall of windows over the water and a soaking tub off the bathroom, and a third bedroom on the upper level next to its own laundry room. If your group is three couples plus children, or two families who get on well, the layout does more work than the bedroom number suggests.
Outside is where guests actually spend the stay. There's a pool and a hot tub on a waterfront deck, a fire pit with the water in front of it, and two kayaks with paddles and life jackets ready to go. Saratoga Passage is the water you're looking at, and from the deck in the right months you can watch for grey whales without leaving your chair. Inside, the kitchen has granite counters, a gas range and a wine cooler, and the dining table seats six with a breakfast bar for the overflow. There's a children's playroom, toys, a crib, a high chair and a stair gate, which tells you what kind of group books it most often.
A guest named Liz put the location better than our listing does: right on the beach and close to the ferry. Seventy-one reviews in, it averages 9.8.
What the four-bedroom houses give you instead
If the third bedroom was shorthand for "enough room", widen the search. Three of our four Clinton houses have four bedrooms, and they're not variations on the same house.
- Private Beachfront | Hot Tub I Sleeps 10 + Casita — four bedrooms, three baths, sleeps ten, pet friendly, with private beach access, a fenced front yard, three kayaks, a hot tub looking at the water, and a fire pit with firewood included. Our manager's own note on it: a five-minute walk to the ferry. Two hundred and ten reviews, averaging 9.9, which is the highest review count in Clinton by a distance.
- Beachfront Chateau I Hot Tub I EV Charger I Sleeps 10 — four bedrooms and five baths, custom built, with a chef's kitchen and a dining table for twelve, two living rooms behind floor-to-ceiling windows, Sonos through the house, and a Tesla EV charger. It's listed as wheelchair accessible and it does not take pets. If your group's idea of a holiday is cooking a long dinner for everyone, this is the kitchen for it.
- Evergreen Escape I Hot Tub I Sleeps 8 — four bedrooms, three baths, sleeps eight, and the only one of the four that isn't on the water. It sits on an acre of evergreens with a seven-person hot tub, a game room with ping-pong, air hockey and arcade games, a Peloton and free weights, and a second upstairs lounge with a workspace. Pets welcome.
Note the pattern in those occupancy numbers. Evergreen Escape has more bedrooms than the three-bedroom waterfront house and sleeps two fewer people. Bedrooms are a poor proxy for capacity here, so give us the headcount and we'll match the house to it.
If you came for the water
Three of the four Clinton homes are beachfront, so the real choice is what kind of shoreline day you want. Kayaks sit at Beachfront Access and Private Beachfront, two at the first, three at the second, all with life jackets. The pool is only at the three-bedroom house, which matters more than it sounds in July when the Passage is doing what cold saltwater does.
Off the property, the beaches do the heavy lifting. Double Bluff is the big one: head up SR 525 about ten miles from the ferry dock and turn left on Double Bluff Road, and you get more than two miles of walkable sand under a tall clay bluff. Closer in, Possession Point State Park sits at the island's southern tip, roughly a quarter of an hour from the dock, with a 1.7-mile loop that drops through woodland onto the beach and good shorebird watching. South of Clinton, turning off Highway 525 onto Humphrey Road and carrying on a couple of miles brings you to Possession Sound Preserve, forty-five acres with over half a mile of beach.
Trails, if the weather turns
It will, and the walking is better for it. South Whidbey State Park has three and a half miles of trail in old forest: the Wilbert Trail runs 1.7 miles round trip, the Beach Trail a mile, and there's a longer 2.3-mile loop with a couple of hundred feet of climbing. From the Clinton ferry terminal you follow SR 525 north for a bit over nine miles, turn left on Bush Point Road, which becomes Smugglers Cove Road, and keep going. At Possession Point, the Dorothy Cleveland Trail is three miles there and back. Parking there is tight, ten cars and a vault toilet, so go early on a dry Saturday.
If you want a full day out, Deception Pass sits at the far north end of the island along SR 525 and then SR 20. It's the best part of an hour and a half each way with stops, so treat it as the day rather than an outing.
Arriving: the ferry is part of the trip
Clinton is the island end of the Mukilteo–Clinton run, operated by Washington State Ferries, and the crossing takes about twenty minutes. Boats start shortly after five in the morning and run until one, usually with two vessels on the route. The Clinton terminal is on South Ferrydock Road; Mukilteo's is on First Street. SR 525 rolls off the boat and straight through Clinton, which is why almost everything in this piece is described as a turn off 525.
You can eat within sight of the dock. Island Nosh does crab mac and cheese, spaetzle and bratwurst, and Singapore curry, for here or to take back to the house. The Shrimp Shack at Cozy's is the south end's tavern, a stone's throw from the ferry slips. About a mile up the highway, Thirsty Crab Brewery pours Pacific Northwest craft beer. Pickles Deli and Whidbey Island Bagel Factory share an address on WA-525, as does Patron for Mexican, and Hong Kong Garden is a little further along the same highway. Langley is roughly twenty minutes up the road if you want a longer dinner.
Every one of our Clinton homes includes free parking, which matters because walk-on passengers who skip the car queue still need wheels once they're here, and most groups bring one.
How to pick, in about a minute

- A big shared dinner, an EV to charge, five bathrooms: Beachfront Chateau.

- Two of you: Quintessa Cottage, two bedrooms, sleeping five, with deer on the lawn at breakfast and a resident eagle overhead.
Check live dates, rates and house rules on each property page before you commit, since pet policies and accessibility differ house to house and availability moves fast in summer. We book direct, we're based here, and if you tell us your headcount and your dates we'll tell you honestly which of the four fits, including when the answer is none of them.
