The three-bedroom beach house in Clinton, and what to compare it against
If you want three bedrooms on the water in Clinton, the one to look at is Beachfront Access I Pool & Hot Tub I Sleeps 10. Three bedrooms, three bathrooms, just under 3,000 square feet, a waterfront setting with private beach access, and a sleeping capacity of ten. It's the only three-bedroom beachfront house we manage in Clinton, which makes this comparison short on candidates and long on one useful question: whether three bedrooms is actually what your group needs, or just the number you typed into the search box.
The other two beachfront houses in Clinton have four bedrooms and also sleep ten. Same capacity, different geometry. That distinction is the whole decision, so it's worth spending a minute on before you book anything.
What the three-bedroom house actually gives you
The layout is the reason this house works for ten people in three bedrooms. There's a primary suite on the main floor, a second primary upstairs with a wall of windows facing the water and a soaking tub in its bathroom, and a third bedroom on the upper level next to the laundry. Two of the three bedrooms are suites, which is unusual, and it means two couples or two sets of grandparents can have their own bathrooms without negotiating.
The kitchen has granite counters, a gas range and a wine cooler, with a dining table for six plus breakfast bar seating. That's the real constraint on a ten-person stay here, not the beds: if all ten of you want to sit down to one dinner, you'll be splitting between the table and the bar.
Outside is where guests spend their time. There's a private pool, a hot tub, a fire pit with water views, a fenced backyard, and two kayaks with paddles and life jackets ready to go. Whale watching happens from the deck in season, and the Saratoga Passage side of this island puts gray whales and orcas within view of people holding coffee. One guest, Robin, wrote: "Wow! The view is spectacular. We spent so much time outdoors or in the hot tub and pool, and it felt incredibly picturesque and peaceful." Another, Liz: "The house is beautiful and spacious. The location is wonderful, right on the beach and so close to the ferry."
For families, the detail that decides things is the kit already in the house: a crib, a pack n play, a high chair, children's dinnerware, a stair gate, a baby monitor, a children's playroom and a box of toys. You can fly into Sea-Tac and not rent a car seat's worth of extra gear. Seventy-one reviews in and it averages 9.8 out of 10.
The two four-bedroom houses, and when they beat it
Both alternatives are beachfront in Clinton, both sleep ten, and both would be a better fit for certain groups. Here's the honest shape of each.
Private Beachfront | Hot Tub I Sleeps 10 + Casita is the one to look at if you're bringing a dog or want to be able to walk onto the ferry. It's a four-bedroom, three-bath house with a fenced front yard, private beach access, a hot tub with a water view, three kayaks and life jackets, a fire pit with firewood included, and a five-minute walk to the ferry terminal. Pet-friendly. At 1,700 square feet it's the most compact of the three, so ten people here means a cosier house with more bedroom doors, the opposite trade from the three-bedroom. Two hundred and ten reviews, averaging 9.9.
Beachfront Chateau I Hot Tub I EV Charger I Sleeps 10 is the custom-built one: four bedrooms, five bathrooms, 3,229 square feet, two living rooms with floor-to-ceiling windows, Sonos through the house, a chef's kitchen with an island and dining for twelve, a private hot tub, fire pit and private beach access. It has a Tesla EV charger, which matters more than it sounds: you're on an island, you arrived by ferry, and topping up overnight in the driveway removes a planning problem. It's also wheelchair accessible. The catch is pets: this house doesn't take them. Ten reviews, all of them perfect so far.
If your ten people are five couples, or two families who each want their own bathroom wing, four bedrooms and five baths is simply the better machine for the job. If you're three generations with small children and want a pool, the three-bedroom wins outright.

Where the water actually is
Clinton sits at the island's southern end, where the Mukilteo ferry lands after a twenty-minute crossing. The beaches here are the low-bank, tide-flat, bring-a-bucket kind rather than surf. Clinton Beach Park is right by the dock, with paved parking close to the sand and a wheelchair mat laid down from mid-May to mid-October. Dave Mackie Park at Maxwelton Beach, out on Maxwelton Road, has a sandy beach, a playground, picnic tables and restrooms, and is where people go to swim, fish and fly kites. Glendale Beach Preserve on Humphrey Road sits at the mouth of Glendale Creek, one of the island's two salmon-bearing streams, with picnic tables and 420 feet of low-bank beach.
For kayaking, Possession Beach Waterfront Park is at the southern tip: from Highway 525 turn onto Cultus Bay Road and follow it south about six and a half miles. Possession Point State Park, on Franklin Road, is the adjacent site, smaller, with beach walking and fishing, and it needs a Discover Pass or the daily parking fee.

Langley is ten to twenty minutes up the road depending on traffic. Coupeville is about forty-five minutes north, Oak Harbor roughly an hour. Closer to home, Island Nosh on Highway 525 does fast noodle dishes and is a ferry-commuter institution, the Shrimp Shack at Cozy's is a minute from the dock, and Ken's Corner, a few minutes north of the terminal, holds Whidbey Island Bagel Factory, Pickles Deli and Patron Mexican Restaurant in one parking lot. That cluster is the answer to arriving hungry on a late sailing.
If none of the three is right
Two other Clinton houses sit outside the beachfront group but solve different trips. Evergreen Escape I Hot Tub I Sleeps 8 is a four-bedroom forest house on an acre of evergreens with a seven-person hot tub, ping-pong, air hockey, arcade games and a Peloton. It isn't on the water, so if beach access is non-negotiable, skip it; if you're coming for trails and rain-proof entertainment, it's the better house. Quintessa Cottage I Sleeps 4 is a two-bedroom for a couple or a small celebration, with a main house on the same property if you want to take both.
How to book
We manage these homes ourselves, on Whidbey Island, with a local team you can reach directly. Booking through us means no platform in the middle. Check live dates on each property page, and if you're torn between the three-bedroom and a four, tell us the ages and pairings in your group and we'll tell you which house handles them better.
